Stuck on project choice for 3BHK upgrade

Budget finalised, loan pre-approved – now stuck on which project for my 3BHK upgrade in Noida Extension. I'm currently in a 2BHK, trying to see if the premium for new projects makes sense, but construction quality worries me. Kafi builders ka brochure mein sab best lagta hai, par existing societies mein site visits par cracks, seepage issues sunte hain, like even in Ajnara Belvedere. Amenities bhi sometimes sirf show-off hoti hain, clubhouse barely used. As an investor, is this quality compromise affecting future resale value or tenant attraction? Maintenance charges toh high hote hain, but service quality matches? Want real experiences on how these issues hit ROI.
