Stuck on Sector 30 prices and resale

Honestly, after my landlord raised rent again, I'm finally taking the plunge and looking to buy. Fed up of renting, yaar. I'm eyeing Sector 30 in Greater Noida for a 2BHK. My budget is around ₹80L-₹90L. Property prices yahan pe sahi hain ya nahi, bilkul clear nahi ho raha. Is it worth paying these rates, ya negotiation ka scope hai? Also, resale market kaisa hai? If I need to sell in 5-7 years, kitna appreciation expect kar sakta hoon? Investment potential long-term mein kaisa dikhta hai, considering Jewar airport aur baaki infra?
