Been looking at Gurugram properties for a few months now, and honestly, first-time buying is so confusing. I'm checking out Ninaniya Group in Sector 95, but how do you even shortlist? So many options, I'm not sure what to prioritize. Since it's under construction, delivery risk ka bhi darr hai. How do you evaluate that? Also, what legal checks are important beyond RERA? Title search, encumbrance certificate, yeh sab kitna important hai? Koi tips de do yaar, abhi tak kuch samajh nahi aa raha...

Bhai, you're not alone! First-time buying is a maze. Sector 95 is still developing, right? I heard it's quite far from the main city. Is Ninaniya Group worth considering there? My budget is also tight, so every penny counts.
Totally agree with you! Sector 95 ka connectivity is still an issue. Aur budget mein achhi options milna mushkil hai.
