₹60 lakh for a 2BHK in Signature Global Synera – I'm looking at it for investment. I work in real estate, but buying for myself is different, you know. Project's completed, which is a plus. What's the actual resale market like here? Is there a decent secondary market, or is it mostly end-users? Also, what's the real capital appreciation since its launch? Brokers always paint a rosy picture, but what's the ground reality? Trying to gauge the long-term play here.

Synera is decent, but Gurugram market mein ab appreciation is slower but steady for affordable segments. ₹60 lakh mein you are at the higher end of its price range (₹42L – ₹70L). If you're looking for quick gains, this might not be it. Long-term rental income ke liye soch rahe ho toh theek hai, as there's always demand for affordable rentals. But capital appreciation needs patience.

Ab ₹60L pe itna significant return expect karna mushkil hai, especially for a 2BHK. Aapko rental yield pe zyada focus karna padega. Nearby areas like Baharampur Naya mein, kuch new projects hain jo better growth potential dikha rahe hain.
Signature Global ka track record mixed hai. Synera was one of their earlier projects, and thankfully, they delivered it on time. Possession date 2019-03-01 thi, and they stuck to it. RERA number 10 hai, so everything is on record. Total 824 units hain, so a big society. End-users ke liye achha hai, but investment ke liye, you need to be very clear on your exit strategy.

Exactly! 60L is definitely on the higher side for Synera. Last year, I checked, aur units ₹50-55L mein mil rahe the. Plus, it's affordable housing, capital appreciation usually slower rehta hai as compared to other segments. Just check the carpet area for this price, it might not be worth it.
