Honestly, I'm trying to calculate the real total cost for a 2BHK in Sector 78 from a Reputed Developer. Beyond the ₹1.8 Cr price, there's IFMS, club fees, utility charges... it feels endless. How do you account for these hidden possession costs? As an investor, is a construction-linked plan always smarter? Any negotiation tips for these extras?

Yaar, you've hit the nail on the head. Yeh hidden costs are a nightmare! I'm looking at a place in Sector 77 and the IFMS, club membership, power backup charges, even car parking, sab add ho jaata hai. It's easily 10-15% over the base price. So frustrating for first-time buyers like us, budget pura hil jaata hai.
