Stuck on villa premium vs. construction risk for investment
Budget finalised, loan pre-approved – now stuck on whether the premium for a 3BHK or villa is justified for investment. I'm currently in a 2BHK in Sector 40 and thinking of upgrading to Palm Grande Exclusive Villas. My main concern is construction quality. I've seen so many horror stories about new builds – cracks appearing within a year, persistent seepage issues, cheap fittings failing quickly. As an investor, this directly impacts resale value and attracting good tenants. If I'm paying a premium, I expect top-notch construction that minimizes maintenance headaches. Is the initial build quality at Palm Grande good enough to avoid these long-term issues? Does shoddy construction really hurt ROI that much, or do people just fix it and move on? What's your experience been with projects in Chandigarh after a year or two? Honestly not sure if the price jump is worth it if I'll just be pouring money into repairs.
