Promax Properties? Bhai, be very careful with them. I had a friend who almost booked with them near Aavalahalli and pulled out at the last minute. Their RERA compliance history is a bit shady, and the sales team is super pushy. Always check the RERA ID on their website against the official RERA portal. Also, ask for the commencement certificate and occupancy certificate for their past projects. Don'

Same here, the sales experience can be very deceptive. They show you glossy brochures and promise the moon. But when you dig deeper, the legal documents are often incomplete or have clauses that are not buyer-friendly. My advice: hire a good lawyer to vet all documents before even thinking of booking. It's a small expense now, but can save you lakhs later.
Kumbalgodu has potential, but development is slow. Don't rush into anything there. Location might be a long-term play.
U1, I liked the layout and the amenities they promised. The sales guy was very smooth, and the sample flat looked great. But seeing your comment and others, I'm getting second thoughts. The price also felt a bit too good to be true for Kumbalgodu.
