Stuck with a builder delay, need advice on Sector 109

Honestly, I'm so fed up with this builder drama in Sector 109, Dwarka Expressway. Finally decided to buy after years of renting, thinking about a 3BHK, my budget is around ₹2.5 Cr. But abhi tak possession ka koi fix date nahi hai, aur jo amenities brochure mein dikhaye the, woh bhi lag nahi raha pure honge. Builder ka track record kya hai yahan? I'm looking at M3M and Emaar projects, but delays are making me nervous. Is it even worth it to invest here now with all these issues? Dwarka Expressway ka hype toh bahut hai, but ground reality kya hai? Mera investment potential kitna hoga 3-5 saal mein, if delays keep happening? Aur agar main bechna chahoon toh easy hoga kya? Any advice on how to manage expectations?
