Site visits for Subram Jade Gardens are so misleading; brochure mein jo dikhta hai, real mein woh nahi hota. I'm upgrading from a 2BHK. How do you guys check actual amenity quality beyond the sales pitch? Fancy gym aur pool ka real-world usage kya hai? Maintenance charges bhi batao, please.

Yaar, I've heard similar things about Subram projects. Especially in areas like Akshayanagar, they promise the moon. Did anyone actually check their RERA documents? The RERA number PRM/KA/RERA/1251/309/PR/210804/004238 is there, but what about the actual possession date of 2026-12-01? Will they even deliver on time? Aur maintenance charges, koi idea hai per sq ft kitna lagta hai?
Maintenance charges for such projects usually start at ₹4-5 per sq ft, and then they hike it every year. For a 1200 sq ft flat,
Totally agree with you! Subram Jade Gardens ka naam toh bahut suna hai, but yeh amenities ka fraud toh har jagah chalta hai. Sales team bas sapne dikhati hai. Maintenance charges ka bhi koi clear idea nahi dete pehle.
Aur phir possession ke time pe additional charges bolte hain. Mera friend ka Subram project mein yahi hua tha. Amenities ke naam pe sab extra. Budget pura hil jaata hai last minute.
Sahi kaha! Brochure looks like a five-star hotel, reality is a two-star lodge. Happens everywhere.
