Sun Freedom Fighter Floors: hidden costs are a big worry
Since last Diwali, I've been eyeing properties in South Delhi, especially around Vasant Kunj. Now I'm seriously looking at Sun Freedom Fighter Floors by Sun Real Estate. I work in real estate, but yaar, buying for myself is a whole different ballgame. I know the super area vs carpet area games builders play. My main concern is construction quality; I've heard stories about plaster cracks and seepage issues showing up just a year after possession in other projects. Also, how transparent are they about hidden charges? Like, kitna PLC, EDC, registry fees sab baad mein aata hai? Sun Real Estate ka RERA track record kaisa hai? Any past consumer court complaints? I don't want to get stuck with unexpected costs or a project that needs major repairs soon. Should I be worried? Any actual resident experiences?

Totally agree, bhai! Sun Real Estate ka track record South Delhi mein mixed hai. Especially around Vasant Kunj, I've heard similar stories about quality control issues post-possession. My cousin bought a flat from them in Alaknanda 3 years ago and already facing seepage in his master bedroom. Hidden costs are another nightmare. They quote one price, then suddenly PLC, EDC, IFMS, club membership fees add up to lakhs. RERA ka toh pata nahi but consumer court complaints are definitely out there, I remember reading about one regarding delayed possession for their Anand Vihar project. Be very careful!
