Sahi pakda hai. 6 units matlab independent floors, not a proper society. Toh safety aur common area maintenance sab khud se manage karna padega. Kids ke liye play area ya society activities toh bhool hi jao. Plus, RERA na hona is a huge risk for such small builders. Delhi market mein aise projects ka track record mixed hai.
Price accha hai but they only have 6 units. Builder floors hi honge. Community feel toh expect mat karo. Amenities bhi shayad naam ke liye hi hongi. Anand Niketan mein bhi aise hi small projects hain.

Totally agree with you! RERA registration is non-negotiable for me. Mere ek dost ne Ansal Villas mein bina RERA ke flat liya tha, ab tak possession ka wait kar raha hai. Builder ne date extend kar di phir se. Uska experience sunke toh main aur darta hoon aise projects se. Be careful!
