Suncity Avenue 102 Mohali: ROI aur resale potential?
Did a site visit to Suncity Avenue 102 on Saturday and honestly wasn't expecting this. Project looks good, bilkul ready hai. But as an investor, I'm thinking about the numbers. Since it's completed, kya price pehle se kaafi badh chuki hai? Matlab, ROI ke liye scope kitna hai ab? Anyone living there or renting out? Kya actual rental income mil rahi hai? Builder ne toh kaafi numbers bataye, but real picture kya hai? Mohali mein is project ki resale market kaisi hai? Kitni liquidity hai for properties like these? Long-term investment ke liye sahi hai kya, ya exit karna mushkil hoga? Parents bol rahe hain, invest wisely, but ab samajh nahi aa raha.

Dekho bhai, mera personal experience hai. Maine 3 saal pehle Badshahpur mein ek ready project mein liya tha. Builder ne completion ke baad bola tha ki prices jump honge aur rent bhi high milega. Na price utna badha, na rent mila. Ab bechne jao toh buyer nahi milte. Liquidity zero. Suncity Avenue 102 mein 761 units hain, itni inventory mein resale mushkil hoti hai, especially agar location prime na ho. Mohali mein aise projects ki resale value utni fast nahi badhti jitni log expect karte hain. Soch samajh ke decision lo, parents ki baat suno.
Builder ki baaton pe toh bilkul bharosa mat karna. Unke rental income figures hamesha inflated hote hain. Kisi ne actual mein wahan rent pe diya hai kya? Kitna mil raha hai truly? Mujhe laga tha 761 units hain, toh competition bhi hoga rentals mein. Kya liquidity hai is project mein, agar kal ko nikalna pade?
Haan, real rental figures hi main concern hai. Builder ke numbers toh fantasy lagte hain. Koi rehta hai wahan pe jo bata sake?
U4, aapne bilkul sahi pakda hai. Mera ek friend Airport Road (Gurgaon side) pe ek ready project mein invest kiya tha, builder ne 25k rent bola tha, mil raha hai 18k. Builder toh bas sale nikalne ke liye kuch bhi bol dete hain. Suncity Avenue 102 ka RERA number 91 OF 2017 DATED 24.08.2017 hai, toh at least regulated hai, but rental income ka koi RERA standard nahi hota na.
Bhai, exactly my thoughts! Suncity Avenue 102 looks great, especially since it's ready-to-move. But yahi toh darr hai, ki prices already peak pe na ho. Builder ne toh numbers aise bataye jaise 2 saal mein double ho jayega. But real ROI ka scope kya hai ab? Hum jaise first-time buyers ke liye ye investment sahi rahegi ya sirf bade investors ke liye hai?
Sahi kaha, ready projects mein entry price hi itna high hota hai ki future appreciation ka scope kam lagta hai. Mohali market waise bhi thoda unpredictable hai in segments. Kahin phans na jaayein.
Totally agree U1! Ready project dekh ke dil toh khush ho jaata hai, but budget ka kya? Kya price per sqft chal raha hai wahan abhi? Koi idea hai?
