Site visited Sunder Luxury Floors DLF Phase 2. Construction quality pe doubt hai, yaar. Investor perspective se, resale value aur maintenance pe impact hoga kya? Amenities bhi sirf dikhawa hain?

Gurugram mein luxury floors ka craze toh hai, but buyers are getting smarter. Just 'DLF Phase 2' tag isn't enough anymore. People are looking for actual value, especially with current market conditions. Interest rates high hain, toh har paisa soch samajh ke laga rahe hain.
Only 4 units? That's super exclusive, but also makes me wonder. Is it a good thing for resale value or will it be hard to sell later? What about the common areas and society management with so few residents?
Haan, U9 is right. Resale might be tough if the pool of buyers is limited. And for society management, with just 4 units, you're basically relying on mutual understanding, jo Indian context mein mushkil hota hai.
U4, it's a double-edged sword. On one hand, exclusivity can be a selling point for a niche buyer. But on the other, maintenance charges get divided among fewer people, making them higher. Plus, if one or two owners are difficult, it can ruin the whole living experience. For a first-time buyer like me, it feels like a big risk, especially at this price point. I'd rather go for a slightly larger society with more established rules.
U4, less units means less amenities, usually. Society management can be tricky with so few people.
I visited Sunder Luxury Floors last month. The asking price of ₹3.8 Cr for a 4-unit setup in DLF Phase 2 sounds premium, but the construction quality doesn't justify it. The plaster work seemed rushed, and some fittings looked quite cheap. My friend bought a floor in Airport Road area two years ago for less, and his builder delivered much better quality. Maintenance cost is definitely going to be high here later on.
Yaar, I was also eyeing Sunder Luxury Floors. But DLF Phase 2 mein luxury floors, aur sirf 4 units? Kuch toh gadbad hai. Is builder ka track record kaisa hai, any idea?
Exactly, U2! I heard about some problems with their project near Basai village a couple of years back. Finishing issues and delayed possession. For 3.8 Cr, I'd expect top-notch, not just average.
U2, builder ka track record average hai. Pehle bhi issues hue hain with smaller projects.
Thank God, someone said it! Mereko bhi same feel hua. Quality toh dikhi hi nahi.
