Sunpura upgrade: Is the price jump worth it?

Sunpura mein prices kaafi high lag rahe hain, is the premium really justified for the daily life? Currently in a 2BHK in Sector 78, thinking of upgrading to a 3BHK or maybe a villa there. Already have a home loan going. Noida Extension mein commute ka kya scene hai from Sunpura? Especially during peak hours, kitna time lagta hai? Heard mixed reviews about amenities and security. Kya actual residents bata sakte hain, is it peaceful ya abhi bhi construction noise hai? Any negotiation tips for builders?
