Sunshine Helios carpet area justifies the price jump?
Currently in a 2BHK in Sector 75, thinking of upgrading. Ajnara Grand Heritage and Sunshine Helios are on my radar. But is the price jump to Helios worth it? Kya kisi ko pata hai about the carpet area efficiency in both? Already have a home loan, so EMI will be a big factor. Heard Helios has better amenities, but are they actually used or just for show? Which one offers better rental potential, long term? Honestly not sure which to pick.

Dekho, both have their pros and cons. Helios is completed (2015), so no possession risk, but it's an older project. Ajnara might be newer but do check for any lingering delays and builder's reputation. Current market conditions in Noida are tricky, demand for ready-to-move is high but so are prices. EMI ka soch ke hi darr lagta hai. Already home loan hai, aur Helios ka price range ₹1.5 Cr – ₹3.1 Cr hai. Itna bada EMI toh meri neend uda dega. Rental potential kaisa hai Helios ka? Agar kabhi rent pe dena pada toh recover ho payega kya?
Ajnara Grand Heritage ka RERA status kya hai? Aur possession mila kya logon ko wahan?
Ajnara Grand Heritage bhi Sector 16B mein hai, near Gaur City. Connectivity Alpha I se theek hai, metro extension bhi aane wala hai udhar. Long term mein rental potential bhi badhega, especially for people working in Noida Extension and nearby industrial areas. Helios ka location better hai for immediate connectivity but future growth Ajnara side bhi acchi hai. Rental yield wahan bhi improve ho raha hai.
Achha, to Ajnara ki connectivity kaisi hai from Alpha I Greater Noida? Helios toh Sector 75 mein hai, which is good for connectivity, but Ajnara ka kya scene hai?
Ajnara Grand Heritage ka RERA alag hai, UP-RERA-PRJ-XXXXXX (specific number yaad nahi). Thoda delay tha pehle but ab mostly done hai. Mere ek dost ko toh mil gaya hai possession recently, no major issues as far as I know.
Maine bhi Ajnara Grand Heritage dekha tha. Carpet area wise, Ajnara ka layout better laga mujhe, more usable space. Helios mein living room bada hai but bedrooms thode congested lage. Amenities Helios mein zyada dikhti hain, but Ajnara mein basic sab hai aur price point bhi theek hai. EMI ka sochna padega seriously.

Exactly! Maintenance bhi toh ek factor hai. Aur purane projects mein repairs bhi zyada hote hain, baad mein headache.
