Sunworld Arista vs Vanalika - Which one makes sense?
Fed up of renting! Sunworld Arista is ready to move, but Vanalika's carpet area seems better. Is OC worth the extra cost, or should I just settle for Arista? Need opinions!

Dekho, as a first-time buyer, ready-to-move ka apna fayda hai, especially jab rent se pareshaan ho. But future appreciation aur resale value bhi dekho. Vanalika ka location kaisa hai aur builder ka track record? Kabhi kabhi thoda wait karna aur achhi deal lena better hota hai. Ajayabpur side mein bhi builders ne kaafi promises kiye the but delivery mein bahut delay kiya. OC check karna Vanalika ka sabse pehle.
OC toh critical hai. Bina uske move karna bahut risky hai.
Vanalika ka location better hai connectivity wise, suna hai. Lekin builder ka track record mixed reviews mein hai aur OC ka hi main problem hai. Jab tak final na ho, risk hai. Kahin aapko bhi Ajayabpur jaisa experience na ho jaye.
Meri ek colleague ne Arista mein liya tha. Unka experience theek tha, possession time pe mila. Amenities average hain, but location aur connectivity achhi hai. Agar aapko immediate shift karna hai aur OC ka tension nahi chahiye, toh Arista ek safe bet hai.
Sunworld Arista ka possession toh 2019-12-30 ka hai. Kaafi time se ready hai. Abhi market mein kya chal raha hai wahan? Noida mein property prices already kaafi badh gaye hain, especially near Alpha-II. Kya Arista mein abhi bhi scope hai appreciation ka, ya fir Vanalika wait karna worth it hai for better carpet area?
Appreciation Arista mein limited hi milega ab, it's already an older project. Vanalika agar NCLT mein nahi hai aur OC ka issue minor hai, toh long-term mein better ho sakta hai. Plus, Arista mein total units 973 hain, overcrowding aur maintenance bhi ek concern ho sakta hai.
Market conditions toh abhi mixed hain, but ready-to-move properties ka demand high hai. Arista ka RERA number UPRERAPRJ11587 hai, sab clear hai paperwork wise. But haan, prices high end pe hain, 59 L se 3.1 Cr tak. Budget dekhna padega.
Bhai, ready to move is peace of mind. Rent se toh chhutkara milega. I'm so fed up of paying rent, it feels like throwing money away. Arista mein at least immediate possession mil jaayega.

Totally agree. OC toh critical hai. Mera ek friend Alistonia Estate mein phasa hua hai OC ke chakkar mein, 2 saal se ghar mein shift nahi ho paaya. So, OC is non-negotiable for me.
Sahi kaha, price point. Aur Vanalika mein OC ka status kya hai? Bina OC ke loan aur resale mein bahut dikkat aati hai. That's a huge factor for first-time buyers like us.
