Super area calculations are just investor bait in Gurgaon. I got possession of my 3BHK in Sector 65 last month, and the carpet area vs. super area difference is insane. Paid for a 2000 sqft unit, but the usable space feels like 1400 sqft max. This completely throws off my ROI projections and per-sqft valuation, especially when maintenance charges are also based on super area. How do you guys factor this in when calculating your actual investment value? Did anyone manage to negotiate on this, or is it just a universal trap?

Yaar, totally relate to this! I'm looking at properties near Airport Road and the super area figures builders quote are just mind-boggling. My biggest fear is paying for air. Is there ANY way to verify this before booking?
U1, verify karna mushkil hai but not impossible. RERA website pe project details mein carpet area mention hota hai. Always check that. Sales guys will always push super area.
