Spent the whole Sunday checking out options in Sector 53. My kids have moved out, so we're selling our big house and want something manageable, maybe a 2BHK. But man, the Super Area vs Carpet Area thing is just ridiculous! Orris Infrastructure showed us a 1400 sqft unit, but when I asked for carpet area, it was barely 900 sqft. That's a 500 sqft difference! Builders inflate numbers so much, it's misleading. How are we supposed to compare apples to apples? And is pre-launch pricing even worth it these days, or is it just a gimmick? Feels like there's no real discount there either. Anyone else felt totally ripped off by these super area calculations?

Totally agree. And the pre-launch pricing is another trap. They promise discounts but then the price goes up even before construction starts properly. Koi real benefit nahi milta.
Absolutely! I thought it was just me. Super area is such a joke. Builders just add common areas and call it ours. It's so frustrating to see a massive difference like 500 sqft. How do they even justify it?
