My Salarpuria Sattva flat in Attapur just got possession. Builder ne super area bola tha, but carpet area toh bohot kam nikla. Price per sqft ke hisaab se yeh toh pura scam hai. Is this common?

Dekho, scam bolna thoda harsh hai, but misrepresentation definitely hai. Builders apna common area (lift lobby, stairs, amenities) bhi super area mein include karte hain, jo ki legally allowed hai. Problem tab hoti hai jab yeh proportion disproportionately high ho jata hai. As first-time buyers, humein sirf price per sqft nahi dekhna chahiye, balk
Totally agree with the OP. Mera friend ne Alwal mein ek project book kiya tha, builder ne bola 1200 sqft super area, but jab final measurements liye toh carpet area sirf 750 sqft nikla. Usne toh builder ko court case karne ki dhamki bhi di thi, but end mein compromise karna pada. Yeh builders ka standard practice ho gaya hai to inflate super area and charge more. Hum jaise first-time buyers ko toh sirf numbers dikhte hain aur hum phas jaate hain.

So, a 1000 sqft super area flat might have only 600-700 sqft carpet area. Yeh difference Salarpuria Sattva mein bhi common hai.
Sahi keh rahe ho, but agreement mein sab chupa rehta hai. Builder sales pitch mein kuch aur bolte hain, final documents mein fine print mein details hoti hain. Kaun itna dhyan deta hai pehli baar mein? Bahut confusing hota hai.
Bhai, yeh toh common hai. Mera bhi yahi haal hua tha jab possession mila. Super area is always a cheat code for builders, especially for first-time buyers like us. Price difference bahut lagta hai yaar.
