Since last year I've been looking for a 3BHK in Chandigarh, especially around Sector 49. I work in real estate but buying for myself feels totally different, yaar. Knowing the tricks makes me more paranoid, tbh. My biggest concern is the super area vs carpet area game. Builders jaise Ansal API, unke brochures mein jo area dikhta hai, possession tak kitna difference aata hai, especially jab ₹90L-₹1.5Cr tak ki investment ho? Is pre-launch pricing actually a deal ya woh bhi inflated super area pe based hota hai? Has anyone actually measured their flat post-possession in these projects? Kya spot discount milta hai agar aap super area pe push karo? I need real-world experiences, not marketing talk.

Totally relate, yaar! I'm looking in New Chandigarh and the super area figures are just mind-boggling. Builders dikhate kuch hain, deliver kuch aur. My biggest fear is paying for 20-30% extra space that doesn't even exist.
Haan, same here, looking near Sector 49 only. The price difference between quoted super area and actual usable carpet area is like paying for thin air. For a 1.2 Cr flat, even 100 sqft difference is a lakh
