Super area claims are straight-up fraud, prove me wrong.

Been looking for 8 months now for a 3BHK upgrade from my 2BHK in Sector 31. Builders like Adore RealTech show huge super areas, but carpet area dekho toh it's tiny. Matlab, it feels like they're selling air. My current 2BHK feels more spacious sometimes. Is this super area vs carpet area trap normal in Gurugram? How do you guys calculate the real per sqft cost? Not sure if I should trust any brochure numbers anymore. I'm already stretching my budget, a home loan chal raha hai, and don't want to pay lakhs extra for 'super area' that's not even usable. Does anyone know how to verify carpet area before finalising?
