I'm currently in a 2BHK near Gachibowli, thinking of upgrading to a 3BHK or maybe a small villa in Nanakramguda. Already have a home loan, so EMI ka scene pata hai. Visited Salarpuria Sattva Lake Ridge, the prices for a 3BHK are like ₹1.8 Cr for a 1900 sqft super area. But jab carpet area dekho, it's barely 1300 sqft. Matlab, where did 600 sqft go? This super area trap is just builders inflating numbers, right? I'm wondering if this 30-35% difference is normal ya they're just taking us for a ride. Also, construction-linked payment plans mein they usually show a lower price. Is that actually smarter than a bigger down payment? Kya builders spot discount dete hain agar down payment zyada ho? Need advice on how to handle this.

Totally relate, bhai! I visited a project near Ameerpet, they quoted 1600 sqft for a 2BHK, but actual usable area was pathetic. This 30-35% difference is definitely not normal for a good builder. Lagta hai they're just taking advantage of first-time buyers like us. It's so frustrating to see such discrepancies.
Exactly! Builders consider everything from common areas to lift shafts as super area. It's a huge scam to inflate prices.
