Super area confusion in Greater Noida, need real numbers

Super area vs carpet area, yeh builder log ka sabse bada game hai Greater Noida mein. I'm finally fed up of renting, landlord just raised rent again yaar. Looking at Sector 77 for a 2BHK, maybe Max Estates. EMI vs rent math mein, ye super area ka chakkar samajh nahi aa raha. Builders kitna inflate karte hain? Is floor-rise premium worth it for just a view ya bas extra charge hai? Kya real usable space ke liye hi pay karna chahiye? Need advice on this.
