Just got possession of my 2BHK in Sadashivanagar from Keya Homes last month. Bhai, super area numbers they show? Bilkul misleading. My carpet area is like 70% of what they quoted initially. And these 'spot discounts' brokers promise? Hardly ever materialise. They just add other charges later. Paid so much extra for PLC and parking, not sure if it was worth it. The final cost after stamp duty, registration, and all these small add-ons really blows up the budget. Anyone else felt cheated by the super area calculation?

The quoted super area rate was 9500/sqft. So for 1200 sqft super area, it was 1.14 Cr. But then add PLC, parking, club, maintenance, stamp duty, registration, GST on amenities... it easily crossed 1.4 Cr. For a carpet area of 840 sqft (70% of 1200), that's effectively 16,600/sqft! This is what feels like the real scam. Sadashivanagar mein itna high rate toh expected nahi tha, especially for the actual usable space. That's why I feel cheated.
We did compare with a couple of projects near Aishwarya Crystal Layout, but Keya's amenities seemed better initially. Plus, the broker promised those 'spot discounts' which never materialized. Negotiation was minimal, they said 'take it or leave it' because of high demand in that area.
Keya Homes ka track record Sadashivanagar mein waise bhi mixed reviews wala hai. Super area toh sab builders ka game hai, but 70% is quite bad. Totally feel you on the hidden charges. I booked a 3BHK in Aavalahalli two years back and they pulled the same stunt. Initial quote looked great, but then came the floor rise, view charges, club membership, maintenance advance for 2 years! My budget went from 80L to almost 1.05 Cr. 70% carpet area? That's really low for Sadashivanagar. Did you check the RERA carpet area mentioned in the agreement? Usually, it's around 75-80% for new projects. Which Keya Homes project is this specifically? Knowing the project name might help others who are looking.
Yes, RERA agreement mein 72% mention kiya tha, but actual measurement after possession is closer to 70%. Upar se, common areas mein bhi kaafi space waste kiya hai lagta hai. Sadashivanagar mein yeh common hai kya ki builders itna kam carpet area dete hain?
It's their Keya Elements project, near Sadashivanagar police station. I was also looking there last year, but the initial quote seemed too good to be true.
Haan bhai, same pinch! Builders ka yahi strategy hai. Sadashivanagar mein rates waise bhi high hain, upar se yeh hidden charges. Poora budget hil jaata hai.
