This 'super area trap' is real. My uncle bought a flat in Basai a few years back, and when they got possession, the actual usable space was significantly less than what was implied. He felt completely cheated. Developers often hide behind technical jargon. Always ask for the carpet area clearly mentioned in the agreement, not just super area.
The OP is right, Imperia Structures, Sector 69 has been under scrutiny for a while. What's the current per sqft rate they are quoting for super area? And what's the actual carpet area they are promising? Gurugram mein abhi market thoda slow hai, toh negotiate karne ka scope hona chahiye, right?

Exactly! Mera ek friend Badshahpur mein ek flat book kar raha tha, aur unhone super area mein lift lobby, stairs, even security cabin tak ka area include kar diya tha! Itna difference tha ki original carpet area 60% se bhi kam ho gaya. Usko baad mein cancel karna pada. Builders ki chalaki toh next level hai.

Haan, RERA website pe check karo. Har project ka RERA registration number hota hai aur wahan carpet area mention hota hai. Lekin kai baar builder usko bhi manipulate kar dete hain, ya fir amenities ka space bhi add kar dete hain. Best hai site visit pe jaake actual measure karwao, agar possible ho, especially for projects near Airport Road.
