Super area vs carpet area games are real, especially with builders like MJ Group. I'm looking at a 2BHK in Lohegaon, and the difference seems huge. Kya yeh normal hai for Pune? How much extra are we actually paying for unusable space? Investors, share your strategy for this trap.

Yaar, MJ Group ka naam sunte hi darr lagta hai. Lohegaon mein 2BHK dekh raha tha, 700 sq ft carpet area par super area 1100 sq ft dikha rahe hain. Yeh toh almost 57% loading ho gaya! Pune mein toh RERA ke baad thoda control aaya tha na? Is this still the norm, especially in growing areas like Lohegaon? How are they justifying such a huge difference?
U3, ideally 25-30% loading is considered acceptable for most projects. Sometimes up to 35% for premium amenities. But 50%+ is just daylight robbery, as U1 pointed out. RERA ne mandate kiya hai ki carpet area mention karna hai, but builders still play with super area pricing. Always ask for the RERA carpet area certificate before anything else.

Totally agree with you! MJ Group ka track record kuch khaas nahi hai. I was looking at their project near Akurdi a couple of years back, same story. Super area itna inflate karte hain ki carpet area chhota sa lagta hai. It's a common tactic, unfortunately.
