Super area is a total scam for first-time buyers

₹95 lakh for a 3BHK at Ansal API in Rasulpur seems okay, but the super area vs carpet area difference is huge. Brokers are quoting varying numbers, saying they can get me a spot discount. Honestly, I'm worried about hidden charges. How much is stamp duty usually on top of this in Chandigarh? Is it smarter to deal directly with Ansal API or through a broker who promises to negotiate better? Don't want to get tricked into paying for inflated space or surprise costs at possession. Any advice?
