Did a site visit for an NM Developers project in Sector 43 last weekend. Honestly, fed up of renting, landlord raised rent again, so finally taking the plunge. The 3BHK they showed was decent, but the super area vs carpet area difference was just crazy! Matlab, for a ₹2.5 Cr property, this super area trap seriously eats into the real usable space. It feels like builders just inflate numbers to justify higher prices for a 3BHK. How do you guys actually calculate ROI when the carpet area is so much less? Is there any way to negotiate on this 'inflated' super area? Or is it just a standard builder trick in Gurgaon? Not sure if it's even worth it for investment if the actual usable space is so low.
