Budget finalised, loan pre-approved. I'm in a 2BHK Ram Prastha Colony mein, looking for a 3BHK. Thapar Builders jaise log super area ko itna inflate karte hain, it's a joke. 1600 sqft dikhate hain, par carpet area barely 1000 sqft. Ghaziabad mein ye sabse bada scam hai. Kaise trust karein? Is this premium justified? Change my mind.

Dekho, super area inflate karna industry standard ban gaya hai, sadly. But 1600 sqft se 1000 sqft carpet area, that's almost a 60% difference! Did you check their RERA registration? Kya unhone RERA mein carpet area clearly mention kiya hai? Because as per RERA, carpet area is mandatory to be disclosed. Agar nahi kiya toh complaint kar sakte ho.
U3, RERA mein mention toh karte hain, but sometimes it's buried in the documents or they play with the definitions. I checked for a project in Abhay Khand, the RERA disclosure was there but the sales team was still pushing the super area figure heavily. It's
Bhai, aap bilkul sahi keh rahe ho. My friend booked in Ahinsa Khand II, same issue with a different builder. Dikhate kuch aur hain, milta kuch aur hai. They showed 1400 sqft super area for a 2BHK and actual carpet was around 850 sqft. Itna difference toh seedha seedha lootna hua na? First-time buyers ke liye ye confusion bahut scary hai.

Haan, Ahinsa Khand II mein toh ye common hai. Builders wahan bahut inflate karte hain. You have to be super careful with the BBA (Builder Buyer Agreement) clauses, especially the ones defining super area and carpet area. They slip in tricky language.

Yaar, Thapar Builders ka track record kaisa hai overall? Sirf super area ka issue hai ya aur bhi problems hain inke projects mein? I was considering one of their projects near Vaishali.
Totally agree bhai! Same experience, Thapar ka toh naam hi kharab hai is cheez ke liye. Ekdum scam hai.
