So true! The RERA Act was supposed to fix this, no? Builders are supposed to quote carpet area now. But still, they advertise super area first. For calculating true cost

Hidden charges at possession are a nightmare. I heard about one builder in Baharampur Naya charging for 'pre-installed' AC units that were never mentioned in the agreement. Always ask for a detailed breakup of all charges way before possession. Don't wait till the last minute!
Totally agree with your point about Central Park and Sector 74A. For true per sqft, yes, divide total cost by carpet area. That's the only way to compare.
