Super area is just a builder scam, change my mind.
Did a site visit to Salarpuria Sattva in Shamshabad last Saturday. Honestly, I work in real estate, but buying for myself feels totally different. They quoted a 3BHK for around ₹1.2Cr, saying it's 1800 sqft super area. But when I asked for the carpet area... it was barely 1200 sqft. That's a huge difference! I know the super area vs carpet area game, but it still feels like a rip-off when it's your own money. So much of the cost is for shared spaces I barely use. Is there any way to negotiate these numbers down, or are builders just firm on their super area pricing? It feels like we're paying a premium for 'common' amenities that are often just glorified hallways. What's your experience with this super area trap in Hyderabad? How do you factor it into your budget?
