Okay I'll be honest — I completely underestimated how confusing this process is. I'm finally fed up of renting and looking for a 2BHK in Chikkasanne, maybe Chaitra Constructions. But this whole super area vs carpet area thing is wild. Builders quote one number, then you find out the actual usable space is so much less. And pre-launch pricing? Feels like they just hike the 'original' price to make a 'discount' look good. Has anyone actually gotten a real deal on a pre-launch, or is it always a trap? How do you even verify carpet area before buying?

Totally agree, bhai! It's like they speak a different language. I'm also eyeing a 2BHK in South Bengaluru, maybe near Akshayanagar, and the numbers just don't add up. Super area is such a scam, feels like you're paying for air or common walls that are 2 feet thick. And pre-launch offers? They always show some inflated 'original' price then give a 'discount' that's still higher than what properties were going for last year. It's so frustrating for first-time buyers like us.
