Okay I'll be honest — I completely underestimated how confusing this process is. I'm looking at places in Gurugram, like maybe Krisumi in Sector 35 Sohna. But yaar, this super area vs carpet area thing is so confusing. Builders inflate numbers, right? How do you guys actually verify the real usable space? Also, first-time buyer hoon, should I go direct to the builder or use a broker? Broker ke paas better deals hote hain ya builder directly achha discount dega? My parents keep saying brokers are just after commission. Any tips for a newbie?

Bhai, you're not alone! This super area vs carpet area thing is the biggest scam. I'm also a first-time buyer in Gurugram, and every builder seems to have their own definition. Krisumi is good, but check the actual usable space on paper very carefully. It's usually 65-70% of super area, sometimes even less! Mera toh dimag ghoom gaya tha jab pata chala.
Totally agree! It feels like they just add balconies and common areas to inflate
