Honestly not sure if I got a good deal or if builders just play with numbers. Just moved into my 3BHK near 150 Feet Ring Road. I'm seeing a huge difference between super area and actual usable space. My agreement says 1600 sqft super area, but carpet feels closer to 1000. For an investor, this impacts ROI big time. I'm wondering, is it worth paying for a higher super area if the carpet is tiny? Or should I just focus on carpet area projects even if the per sqft rate looks higher? What's your take?
