Honestly, I'm feeling a bit lost trying to figure out true property value in Ghaziabad. I'm currently in a 2BHK in Vasundhara, planning to upgrade to a 3BHK in Vijay Nagar, maybe with Star Realcon. My budget is around ₹90L, already have a home loan. But yaar, yeh super area aur carpet area ka game samajh nahi aa raha. They quote a huge super area, but carpet area toh kitna kam hota hai. Is it just a builder's trick to inflate prices? Also, this floor-rise premium aur PLC ka kya scene hai? Ground floor is cheaper, but then top floor is also cheaper, with middle floors being expensive. Is paying extra for a specific floor ya park-facing view worth it for resale, or is it just a waste of money? I'm not sure if these add actual value. Has anyone else felt confused by these charges?

Totally feel you! Main bhi Ghaziabad mein hi dekh raha hoon, budget almost same hai. Yeh super area toh fraud lagta hai. Matlab, poori building ka area mere flat mein kaise count ho sakta hai? Builder bas lootne ka naya tareeka dhoondhte hain. Aur floor rise, PLC... dimag ka dahi ho gaya hai. Kaise samjhein ki kya worth it hai aur kya nahi?
