Budget finalized, loan pre-approved — now stuck on which sector. Fed up of renting, landlord ne fir rent badha diya. I'm looking at Dwarka, maybe Sector 14, for a 3BHK around ₹1.8 Cr. But yaar, yeh super area vs carpet area ka game samajh nahi aa raha. Builders like Verma Associates quote super area, matlab actual usable space toh bahut kam hota hai. Kitna difference hota hai usually? Aur yeh PLC, floor rise premium, is it worth paying extra for a higher floor or certain view? Does it even add to resale value later? Also, on negotiation, kitna off kar sakte hain from the listed price in Delhi these days? Log bolte hain spot discount milta hai, but kitna realistic hai?
