Super area is just a builder's trick to overcharge.
Budget finalised, loan pre-approved — but this super area vs carpet area thing is driving me crazy in Gurgaon. I work in real estate but buying for myself is a different ball game, honestly. Matlab, Sohna Road pe Ameya Group ke project mein they're quoting a super area and carpet area difference that's wild. For a 3BHK, the difference is almost 30-35%, which seems insane. I'm trying to figure out if it's even worth it to pay for so much 'super area' that's basically common space. Builders bolte hain ki it's standard, but it feels like a total rip-off, especially with high maintenance later. Is there any way to negotiate on this, ya fir yeh fixed hota hai? Aur kya secondary market mein better deals mil sakte hain for actual carpet area? Has anyone successfully challenged the super area calculation? Yaar, tell me your experiences.
