Budget finalised, loan pre-approved for a 3BHK in Ulsoor, eyeing Prestige. I work in real estate but buying for myself is a different ball game. Builders ka super area vs carpet area game toh pata hai, but how much actual difference does it make in the final cost? Koi hack hai to really verify the usable space before signing? Feeling confused.

Yaar, this super area thing is such a scam! I almost bought a place in Arekere a couple of years back and the difference between super and carpet area was almost 35% – it felt like I was paying for air. Builders just inflate it to show a lower per sqft rate, but the usable space is so tiny. It's like they're building half-walls and calling it common area. How can they get away with this?
