Is anyone actually getting true carpet area figures from builders in Knowledge Park 3 or is it all super area games? I'm looking at a 3BHK, maybe SK Pride, and these inflated numbers are wild. I work in this space, but buying for myself feels different. I know what builders don't tell you. For investors, are construction-linked payment plans still smarter than down payment schemes right now? Or should I target something fully ready in a hidden price correction zone instead? Need honest opinions on maximizing ROI.

Totally agree with this post! Super area ka scam toh saalon se chal raha hai, especially in Noida. I was looking at a project near Alpha I Greater Noida, and the difference between super area and carpet area was mind-boggling. Builders just inflate it to show lower per sqft rates. It's so frustrating for first-time buyers like us.
