Not proud of this but I almost got duped by the super area claims. Just moved into Salarpuria Sattva in Tellapur last month. My 3BHK felt smaller than advertised, and then I saw the carpet area difference. It's crazy how much extra you pay for that 'super area' in Hyderabad, especially with floor-rise premiums on higher floors. Builders play this game well. Did anyone else feel ripped off? I thought I got a decent deal around ₹1.8Cr, but now I'm questioning the actual sqft value. How do you even factor this into ROI?

Bhai, this is a real problem. My advice would be to ALWAYS ask for the floor plan with dimensions and calculate the carpet area yourself. Don't just trust what they say. Also, check the RERA website; sometimes, they list carpet area there, but it's not always accurate. For my flat in Begumpet, I literally carried a measuring tape during site visits before finalising anything. It felt awkward but saved me a lot of grief.
For a 3BHK, if the super area was around 1500 sqft, you'd be lucky to get 1050-1150 sqft as carpet area. Salarpuria projects generally have a decent efficiency, but still, 25-30% difference is standard. So, for your 1.8Cr, you're looking at a much higher per sqft rate for the usable space.
