Been looking for 10 months now, yaar, and this market is something else. Fed up of paying rent in Sector 78, landlord increased it again. Thought it's time to finally buy something, maybe a 2BHK in Noida Extension. Saw some projects around Alpha-II, like Blydan Construction. Builders always quote a base price, but then PLC, parking, stamp duty... it adds up fast. They push construction-linked plans, but I'm wondering if a bigger down payment gets a better deal overall? And the super area vs carpet area difference is massive, feels like a total trap. Is there a way to negotiate these extra charges, ya know, beyond the base price? Or is the 'all-in' cost pretty much fixed?

Yaar, exactly my thoughts! Super area is a total fraud. I was looking at a project in Alpha-II, the brochure said 1200 sqft but the usable carpet area was barely 750 sqft. Matlab, where did the rest 450 sqft go? Lift lobby, stairs, common area... it's just a way to charge more without giving anything extra. And the rent struggle is real, my landlord also hiked it by 10% last month in Sector 78. This market is just making first-time buyers like us feel completely helpless.
