My flat in Sadenahalli, by SLV Developers, got possession last month. Yaar, the super area calculation felt like a pure scam. Builders ka yeh carpet area aur super area ka difference bohot zyada hai. Also, floor-rise premium ka koi negotiation nahi hua. Did anyone manage to negotiate this in Bengaluru? Feels like I overpaid.

It's a common problem across Bengaluru, not just Sadenahalli. Builders usually have a fixed super area loading, typically 25-30% on carpet area. If it's much higher, it's worth checking with RERA. But honestly, as first-time buyers, we often get swayed by glossy brochures and don't deep dive into the RERA documents and builder agreements. It's a tough lesson, but always get a lawyer to review everything before signing, especially the super area definition.
Negotiation possible hai, but you have to be very smart and persistent. Jab main Agrahara Layout mein apna flat le raha tha, maine bahut research kiya. Floor rise pe direct negotiation mushkil hai, but you can try for amenities, parking, or even smaller discounts on registration. Market garam hai, but builders bhi competition mein hain, especially if you buy in bulk or during launch offers. Maine toh last-minute offer mein kitchen modular karwa liya tha free mein.

SLV Developers, bhai, inka toh reputation theek nahi hai. Aavalahalli mein bhi inka ek project latka hua hai, delays chal rahe hain. Track record is pretty poor, delays and hidden costs are common. Floor rise premium pe negotiation toh mushkil hai inke saath, they know first-time buyers are desperate.
Totally relate yaar! Mera bhi same issue hua. Super area loading kitna tha, bhai? Mera toh 30% se zyada tha, lagta hai scam hai. Builders ka yeh 'common area' ke naam pe bahut loot machate hain.
