This is why I backed out of a deal in Anand Vihar last year. The super area was almost 40% more than the carpet area, and the price per sqft was just too high for that difference. They showed me a floor plan with 'future amenities' that were part of my super area calculation even though they weren't built yet! It's a huge red flag when they can't clearly explain the calculations.
Not easily, but after a lot of chasing and legal threats, yes. Builders try to hold onto it. Current market conditions in Delhi are tough, so they prefer to settle than have bad reviews or RERA complaints. You have to be firm.

Haan, RERA hai but loopholes hain. Builders often include common areas like stairs, lifts, even part of the terrace as 'super area' which you never really use as personal space. Alaknanda mein bhi builders karte hain ye, I've seen it. You have to check your agreement's definition of super area very, very carefully.
