Budget finalised, loan pre-approved – ab bas final decision lena hai for an upgrade. Currently in a 2BHK in Sector 137, thinking of a 3BHK or small villa in Noida Extension. Dekh raha hoon Town Park Buildcon ke projects near Salarpur Khadar. My main confusion hai payment plans pe. Construction-linked payment plans (CLP) better hain ya ek lump sum down payment karke negotiation ka scope zyada milta hai? Builders always push CLP but lagta hai usmein hidden costs ya interest ka chakkar hota hai. Also, ye super area vs carpet area ka difference kitna inflate karte hain? Sunna hai builders like Town Park Buildcon apne super area numbers mein kafi manipulation karte hain. Ismein kitna loss ho sakta hai investor ko? Koi real experience share karega? Should I focus more on negotiating the super area price or the payment terms? Kya approach sahi rahegi?
