Super area numbers are just a builder trick to inflate prices, no? Even after working in real estate, buying my own 3BHK in Cooke Town, say from DNR, feels like a scam. They quote ₹1.2 Cr, but carpet area kitna milega, aur all-in cost mein kitna extra lag jaata hai? PLC, parking, maintenance deposit – yeh sab add karke true value toh bohot high hoti hai. Is it worth paying for that 'super' space jo actually usable nahi hai? What's your experience with this difference?

Totally agree! I'm also looking for a 2BHK and builders always quote some base price, but the final amount is always 20-30% higher with all these extra charges. Cooke Town mein 1.2 Cr for 3BHK sounds like a lot, especially with the super area game. Kya karein hum jaise first-time buyers?
Sahi kaha, U1! Hum jaise logon ko toh bas builders ke paas jaana padta hai. Best option is to always negotiate
