Super area numbers are a complete scam in Chandigarh, change my mind.

Did a site visit to Ambika Florence Park in Manimajra yesterday. Builder super area numbers seem way off, yaar. I work in real estate, but buying for myself, it's different. They're quoting ₹1.2Cr for a 3BHK, but the carpet area feels much less. Is this super area vs carpet area trap still this bad in Chandigarh? Also, they offered some 'spot discount' if I book today. Matlab, is that even real or just a pressure tactic? What's the community's take on this? Are these spot discounts ever genuine price cuts?
