Booking a flat based on super area numbers is the biggest mistake first-time buyers make, change my mind. Town Park Buildcon ke projects mein bhi, I saw huge differences. People don't realize how much less carpet area they actually get. Plus, hidden costs like stamp duty on super area make it worse. Am I wrong here?

Bhai, you are absolutely right! This super area thing is such a trap. I was looking at a project in Alpha I Greater Noida, and the difference between what they quoted and the actual usable space was shocking. My budget is already stretched, aur upar se yeh hidden costs, it's so frustrating for first-time buyers like us. Kahaan se laayein itna extra paisa for something that doesn't even exist physically?
