Sector 60 keeps coming up every time I shortlist something. I'm so fed up of renting, finally taking the plunge. But yaara, Diplomats Group ka sales guy 1800 sqft super area bolta hai for a 3BHK, with carpet area barely 1100! That's a huge difference. Doesn't this just inflate the per sqft rate? How do you guys calculate your actual ROI? Is this super area trap common everywhere in Gurgaon, or am I missing something?

Totally agree! I saw a project near Airport Road where they quoted 2000 sqft super area for a 3BHK, but the usable space felt so small. It's like they add balconies and common areas multiple times. Is there any RERA rule for this super area calculation?
Haan bhai, RERA ka rule hai ki super area include karega common areas like lifts, lobbies. But builders usko stretch karte hain. My cousin bought in Badshahpur, unko bhi yahi issue hua
