Builders like Deepak Kumar jo quote karte hain super area, woh actually kitna carpet area hota hai? Matlab, kitna difference expect karein? Brokers toh bolte hain pre-launch mein sahi discount milta hai, but kya woh sach mein hota hai? Ya bas unka commission nikalne ka tareeka hai? Should I trust these early bird prices? Aur jab builders bolte hain 'final price', usme bhi kitni negotiation possible hoti hai? Koi apna experience share kar sakta hai?

Bhai, ye super area ka chakkar toh sabse bada scam lagta hai. ₹2.8 crore Punjabi Bagh ke liye sunke hi ghabrahat ho rahi hai, upar se ye carpet area ka jhol. Maine bhi suna hai ki builders 30-40% tak extra area add kar dete hain common spaces ke naam pe. Kitna difference expect karein, ye toh koi bata de sahi se?
