Visited Great Value's project in Omicron III last weekend. Man, I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. But their super area calculation felt totally off. The carpet area seemed tiny for a 2BHK they were quoting at ₹78L. It's like they inflate the super area just to make the per sqft rate look good. This super area trap feels like a huge hidden cost, impacting the real value for an investor. Are those spot discounts they offer even worth it when the base area is dodgy? How do you guys verify this stuff before signing? Does anyone know how to push back on these super area numbers? Or are all builders doing this in Greater Noida now?

Totally relate! Builders in Greater Noida West are doing this everywhere. Super area badha ke dikha denge but carpet area itna kam hota hai ki samajh nahi aata 2BHK hai ya 1BHK. It's a huge concern for first-time buyers like us.
Exactly! I saw a project near Alpha I Greater Noida, same scene. Carpet area was a joke for the quoted super area.
